Lower Priced Condos for Rent in Alrington, VA

As the summer begins, so does the condo search for new graduates, tenants with leases running up, and people just looking for a change. With the area having such a price premium for rentals, the lower priced rentals are in high demand with little available. I listed a 1bedroom/1bathroom condo on craiglist for one day at the highest price we have asked for this unit. It was rented on the spot at our first open house. People who came through the open house said that they have been having trouble finding rentals in the lower ($1200-$1500 for 1 bedroom) price range, and were willing to take anything to make sure they weren't homeless.

New developments are starting to replace old cheaper properties, which have provided higher end housing while the lower price range options dwindle. Especially now that everyone is trying to move, take what you can get and take it fast. Potential tenants need to be ahead of the game with applications and checks in hand when going to open houses.

HELPFUL HINTS TO POTENTIAL RENTERS...

As you begin to look for rentals in the Arlington area, here a few tips for making the rental process smooth and easy...

1. Limit the number of roommates. I have been receiving a lot of call for 3 or 4 roommates looking for one big rental to get the cost down for each person. Although the economies of scale mindset is right, this rarely works. 3 or 4 bedroom rentals will either be penthouses or townhomes. Both penthouses and townhomes are usually VERY upscale, which mean the price is much higher than a 2 bedroom split between two people. Also, owners are VERY reluctant to renting out their property to a handful of unrelated roommates. Even though you claim you are mature young professionals, having 4 people living in one property has a much higher chance of damage, drama, and potential problems.

2. Don't buy a pet. Your 80 lb. dog might be the sweetest thing ever, but having an animal decreases your options by about 80%. Firstly, buildings usually have a strict weight and number requirement for pets. On top of that, owner usually won't allow pets from the start just to eliminate any potential damage or complaints with their unit. Owners know they will be able to rent out their condo easily, and they don't have to settle for the potential pet damage.

3. Don't look too far ahead. I have been getting a lot of calls with people wanting to see what was available for August-September time frames. Condos are rented out VERY quickly in this area, and tenants usually only need to give a 30 day notice before vacating. With that being said, anything that is available right now will most likely be rented quickly, and for a move-in time frame much quicker. Since owners know that they will be able to rent out their condo quickly, they know they don't need to hold the condo for someone with a further out move-in time frame.

I know this might sound harsh, but it is the truth. It's a landlord's world out there right now, and potential tenants need to do everything they can to make themselves most appealing!

Low-end rentals are hard to find!

As I have been running searches lately for clients, I have noticed there are not many low end rentals available in the Rosslyn-Ballston corridor. Although low-end is very rare regardless, I have run into the problem of not having much inventory. We recently had a 2 bedroom rental for $1800/month and was rented out in one day flat. This should show that if you find one, grab it, because with the lack of rentals right now, they are going to go quick!

What's hot in Arlington right now? TURNBERRY TOWERS

Turberry Towers has been quite an interesting development to watch be built and sold. As a EXTREMELY luxurious condominium buildings known for their spacious square footage, top of the line finishes, private elevators, indoor heated pool, and concierge service out the wazoo, there has been some concerns about the demand and success of such an extreme upscale condominium building in the already upscale Arlington market.

Another luxury condominium building, The Residence at Waterview, just a few blocks towards the water was built and put on the market around the same time as Turnberry. Their smaller floorplans and both Georgetown and DC views stole the clients, and sold out at rapid speed, while Turnberry was left in the shadow having trouble keeping up.

BUT, 2011 has already been quite a different for Turnberry Towers. January 2011 has been their best selling month thus far, and the sales team and developers have high hopes of fully selling out the rest of the building by the end of 2011.

Not Much Available With a View in Arlington...

Last week I took out some clients who had only one criteria....a condominium with a view. I searched all 1-3 bedroom condominiums in the area, but to my surprise, the inventory of condos with views were quite scarce. If you are looking for a newer building, we saw a beautiful 2 bedroom/2 bathroom condo in the Odyssey located in Courthouse. The condo had floor to ceiling windows spanning the entire wall of the condo, with breathtaking views of DC. Since this building is next to a zone that has a maximum of 4 levels, this condominium lucked out with undisturbed views of Rosslyn and parts of DC. The Residences at Waterview also have two (directly above one another) condos for sale overlooking Georgetown and the Key bridge. Although part of the view is of an office building, these two have stunning, more quaint views (which I myself prefer) of the Georgetown campus and Potomac River. Other than these three, all of the others had partially blocked or no view what so ever of anything!

Needless to say...these three are going to get snatched up pretty quickly from the buyers who desperately want a view.

This past Monday, the Condo 1 crew took a tour of a new development called Rhodes Hill Square which is located a few blocks away from the Courthouse metro, towards route 50. The past few weeks Condo 1 has been receiving an absurd number of property management requests from local owners in the Arlington area, far surpassing our average increase of property management clients.

Don't get me wrong, we welcome all the new business, it was just quite a shock! The main building we have been having the most requests from is Station Square Condominium located in Clarendon, and the Atrium Condominium located in Rosslyn. The majority of our previous property management clients are those who live over seas and have investment properties in Arlington, or those who are currently stationed either elsewhere in the country or overseas for a period of time. Yet, we have seen a large increase of local clients who will continue to stay local, but just don't want to deal with the hassle of managing their condo themselves.

A Long Overdue Post...

Since I have started working part-time, I have been taking on more of just an administrative role. One big project we are currently working on is perfecting our website, which means more descriptions, information, and pictures of buildings and communities. We have hired a fabulous professional photographer to go in to each building we do a great deal of work in and take pictures of the amenities to be able to put on our website, so potential clients can get a better feel for the building overall. Forewarning if you have a handful of roommates...

When groups of friends decide they want to all live together in a house or townhouse, they think their costs will go down, and their chances of finding something will go up. This is not always the case in Arlington. Especially if you want to be near a metro, the availability of townhouses and homes are very scarce, so your options decrease drastically. The majority of all rentals along the Orange line are high rise condos, which are usually 1 and 2 bedroom condos. Secondly, most people think living with more people will bring down your overall cost. Although this seems like it would be correct, you have to remember that houses and townhomes are MUCH more expensive in this area than condos, so the owners mortgages are higher, which drives rental prices higher. Also, with most houses and townhomes tenants are responsible for ALL utilities and lawn maintenance, where in condos many of the utilities and maintenance fees are already in the condo fees which the owner pays. Thirdly, many owners don't want a bunch of younger tenants all living together. Especially in homes, owners would much rather prefer families verses four 25 year old males. Unfortunately stereotypes take over, and jeopardize the likelihood of the owner agreeing to a bunch of friends living together.

Read your lease terms!

Most leases go into detail about different requirements upon your move out. If the condo is not in the EXACT perfect condition it was presented to you in, your security deposit could (and probably) will be used to get it back to its original order. Although some people like to think they can clean and steam clean carpets themselves to save the extra buck of hiring someone, sometimes your efforts aren't enough, and a professional is needed. One company Condo 1 highly recommends is Impressions Cleaning in Northern VA. They are very professional, can schedule appointments in a timely manner, and do a terrific job.

1. Your Condo 1 agent will evaluate your lease parameters and search through hundreds of potential rental units in both condominiums and apartment buildings to find you the RIGHT HOME!

2. Your Condo 1 agent will show you rental properties in person for up to three hours. Your agent has lockbox access and will schedule appointments and meet you at properties that you want to see.

If you go just a tab bit further into Arlington, you can get much better deals on rentals than if you stayed solely on the orange line. Going further out (where there are shuttles to the metro) can really give you more for your money!

This past week a handful of my clients wanted to see a specific property (I won't go into detail, but it was in a very desired and easily rentable building). The tenant required they be there, which limited time and convenience, and the listing agent was not much help at all. In short, after trying to show it twice and not being able to, my client crossed it off his list, and I excluded it from all other lists I sent to other clients.

One thing to keep in mind is that if the tenant is helpful in the re rental process, ie allowing showings, there is a much better chance to only have it shown a few times, and have someone rent it and the annoyance of showing and calling about showing the property will be eliminated. So, tenants...work with your realtors. It makes the process go much smoothly. And realtors, really push for an easy showing experience, or agents will refuse to show certain properties!

How long are you wanting to rent in the Arlington, VA area? Here is a tip when trying to find a good rental property...

If you are wanting to stay a year+, I would recommend renting from a condominium owner. The condos are more unique compared to the cookie cutter apartment buildings, and usually has higher grade appliances and upgrades throughout. Most condominium buildings in the area require a minimum of a 1 year lease, so if you are looking for anything less, don't even bother (most don't let subletting either!)

If you are looking for a short term lease (maybe 3-6 months), apartment buildings are the way to go. They allow all lengths of leases, usually increasing the price, the shorter the lease is. These buildings usually also have more furnished options. This furniture is usually more standard furniture compared to a furnished condo which might have the owner's own taste represented through their decorations and furniture style.

Yesterday afternoon I helped a wonderful couple close on their fabulous 2BR/2.5BA condo in the Monroe Condominium located 2 blocks from the Virginia Square Metro in Arlington,VA. We used a VA loan (yes this building is VA and FHA approved), and everything went quite smoothly. The building and management is terrific. Joe the building manager was very helpful answering a handful of questions regarding the condo docs and telling us everything we wanted to know about the building. Their condo also came with a VERY large storage space, which is unique to the Arlington area.

Amenities are just as important as the actual condo when deciding where to buy and rent. Your condo fees contribute to the upkeep and functionality of these amenities, so you better like what you're paying for. Below is a list of some of the best gym located in condo buildings in my opinion...

1. Watervew Condominium-No one is ever there. The gym itself has changing/shower rooms, so you don't have to walk through the building in gym close or post work out if you don't want to.

2. Odyssey Condominium-There is an extensive fitness center there overlooking Arlington. With that view, it's like you're working out outside!

3. Continental at Ballston Condominium- This gym also is VERY extensive, with terrific views of Arlington.

4. Clarendon 1021- Although on the basement level, this gym has a great red and black color scheme that gets you energized for working out. They also just installed a handful of more flat screen TVs that you can enjoy while working out.

5. Atrium Condominium- Although this building is much older than the others (built in the 80's) the gym itself has a great mix of cardio and weight machines. Also, clearly inspired by the 80's has a MASSIVE jacuzzi with tinted windows in the gym for you to relax in after your workout.

Home Inspections in Arlington, VA

Hiring a good home inspector is just as important as hiring a good realtor when it comes to buying a house/condo. Home inspections help find any underlying problems with the property, big or small, and give you an idea of the overall condition of the property you wish to buy.

One thing you want to look for is someone with a lot of expertise, and knows the area well. Since high rise condos are so unique in the sense that each building differs, it's not just the actual condo but the entire building that impacts your purchase, you want to find a home inspector that knows the buildings well.

Regarding high rise condominiums in the Rosslyn through Ballston Corridor in Arlington, VA I recommend Tom Bowie with General Home Inspection Co. as a Home Inspector. He has done a handful of my home inspections, and has been terrific. He is great with the buyers, because he goes into great detail about what he is doing, why he is doing it, and what he is looking for throughout the inspection.

Yesterday I did an open house for a terrific 1BR/1BA corner condo at the famous Atrium Condominium located at 1530 Key Blvd. in Rosslyn. Although it started off kind of slow because of the weather, it quickly picked up with prospective buyers, and neighbors wanting to see what the current owner had done with the place/see what the market prices are for condos in their building.

Ah the joys of short sales...

Although foreclosures and short sales seem like a terrific idea, think again. Yes, you may have the opportunity to get a "deal" on a place, but at what "price?" Most normal sales contracts begin and close on average in about 2 months. Short sales and foreclosures are a completely different animal. For example, I am currently working with a long term client on a short sale. We began looking in late December, and then found his dream house in the second week of February. We quickly jumped on the short sale opportunity, putting together a terrific offer, with limited contingencies, and a closing within 30 days. We are still waiting to hear back. Because the property is contingent on a third party approval (IE the bank), we are just sitting here patiently waiting to hear back. It has been about 2 months already, and I have already informed him to start looking for other properties, or be patient knowing this simple "OK" from the bank may drag on another 6 months.

So, if you have time to wait, go for short sales. But, if you are one of those people that likes getting things done efficiently and need something soon...my best advice is stay away from short sales.

One building I am surprised doesn't have as much hype as it should is the Monroe located 1 block away from the Virginia Square metro stop, in Northern Arlington. How extreme do you go for condominium renovations?

Of course everyone want their condominium to be exactly to their taste and style, but how extreme do you want your condominium renovation to be? This applies to both new and old buildings, to different levels.

In most older buildings, a buyer will purchase a property knowing that they will have to put a good chunk of money into the condominium to renovate the kitchen, but in hardwood floors, etc. But, at what point are you spending too much? Some buyers and owners need to be careful on how much they spend on renovations. Although you might think $30,000 on custom granite counters will help the property, some potential buyers in the future only wanted regular granite counter tops, and would only put a $10,000 price tag on the counters. When selling the property, many new purchasers won't put the same dollar amount of what the renovations are worth to them.

This is even more the case in newer buildings. Most new condominium buildings, especially in Northern Arlington, already have pulled out all the bells and whistles when it comes to appliances, flooring, lighting etc. If you spend even more money on top of the premium you paid for a newer building, your condo might not resell for the total amount you put in.

On another level, if you go overboard with renovations, decorations, etc., your condominium might not be in the same taste as many buyers, which majorly hurts your resale potential. For example, there is a new listing on the market in a stunning building, but the owner "glammed" up the condo, creating a bachelor pad, Vegas, shinny motif to it, installing numerous mirrors, ultra glossy paint, extreme crown molding, new cabinets, etc. Because the owner spent about $80,000 extra that what he paid to do all of these upgrades, he expects to get that back when he sells it, yet it is quite the opposite. The other units are much more low key, beautifully designed and finished from the developer, which makes them much desirable, and at a much more affordable price.

Just something to keep in mind if you're thinking about remodeling...

New Condominiums for Saled in the Odyssey Condominium

On Friday of last week I went to view two condos at the Odyssey Condominium building, which is located on 2001 15th St. North, Arlington, VA. It is about 2 blocks from the Courthouse Metro. There were two 2bedroom units for sale for about the same price, but wow, were they different. The first unit was on the front of the building overlooking Rosslyn on the 10th floor. The owners put in light wood flooring, beautiful white granite counter tops, light wood cabinetry, and a modern white fireplace. Although the unit itself was only 1125 sq.ft., but felt much bigger. The bathrooms were done very modern, with frosted glass, and upgrades throughout. I was very impressed with the condo, and thought it was priced very fairly at $599,000. This condo would be perfect for a buyer wanting to live in the unit as it has all the upgrades, or because of the terrific price, would be perfect as an investment property. The other condo, not so much. It was a 2 bedroom unit as well, but did not have ANY upgrades, felt very cramped, dark, and worn down. At 975 sq.ft., this unit had a much more "dorm like" feel to it, and I was not impressed by it at all. Also, being on the 4th floor did not give the condo any views. Priced only $20,000 less, lets just say this one will be sitting until the other one sells. And knowing the extreme interest the 10th floor unit has gotten in only the past month, it's not going to last long.

Best Condominium Patios in Arlington, Virginia

Now that the weather is absolutely beautiful, why not enjoy it from your condo! High rise buildings are famous for tiny patios, that can barely fit a chair. But, there are some high rise condominium buildings in Arlington, Virginia (specifically Rosslyn through Ballston) that have terrific outdoor patios.

Here are my favorites:

1. Lexington Square Condominium- The regular condominiums in this building do not have patios, but the penthouse units take the cake for best patios in Arlington. They are so large, we refer to them as terraces. For example, one of our penthouse listings has a 460 sq.ft. terrace that holds table and seating, lounge chairs, and water fountain.

2. Atrium Condominium- Almost every condominium in this building has at least one patio off of their unit. Many of the condominiums have more than one patio depending on the number of levels, and how large the condo is. The front side of the building overlooks Georgetown, which makes these patios to die for. Also, the second floor condos on the back of the building each have their own private patio. Because they are on the second level, they are not on the main street, and are quite private.

3. Odyssey Condominium- The regular condominiums have very petite patios, but the penthouse suites have spectacular patios. Although they are side by side, you get terrific views of downtown DC.

4. Tower Villas Condominium- Although this building is somewhat older, each condominium has very large patios. If you are on the higher of levels you have terrific views of Arlington.

What makes your rental application unappealing?

Especially with renting condominiums, there are certain aspects of your rental application that can be unappealing to owners when trying to decide whether to have you as a tenant. If at all possible, try to eliminate these:

1. Pets- Many owners refuse to have any sort of pet in their property just to eliminate any risk of pet damages. Especially in Arlington, Virginia where most rentals are in condominium buildings, many buildings have restrictions on pets such as weight and number allowed in one unit. So first your pet needs to meet the requirements of the building, then the pet needs to meet the requirements of the owner. So if you're thinking about getting a pet and wanting to move to Arlington, don't. Your options will be cut in half.

2. Too many roommates- Specifically in 2 or 3 bedroom condos or townhomes, owners don't usually like a group of people living together. For example, if there is a 3 bedroom townhouse, the owner would be more willing to take a family of 4 than 3 unrelated roommates. Also, multiple roommates usually happen with the young professionals, so many owners are worried about the condition they will keep their property in. So, if you're thinking about living with a large group of friends, you might want to break up into smaller groupings of 2, because many owners will turn down an application if there are going to be too many people living in the property.

3. Date of move in- If you are wanting to move in 3 months out, and a property is vacant, the owner will more than likely pass on your application. Rentals turn over so quickly in Arlington, Virginia, that the owners know that they will be able to find someone who will be willing to move in sooner. I always recommend people looking about a month and a half at most out of their desired move in date to make sure the property will still be available then.

4. Credit Score- You need a good credit score. Rentals are quite pricey in Arlington, VA, so if an owner even has the slightest worry that you won't pay your rent on time or be able to pay at all, they will pass on your application.

Think living with a lot of people will make the rent cheaper? Think again!

Many roommates have this mindset that if they live with 3-4 people in a 3-4bedroom rental, the price per person will be cheaper. Although this reasoning makes sense, it is not always the case. Most of the time, the price per person is higher, and there are many less options than if you were looking for a smaller rental.

Arlington is full of investment properties, where owners will buy and rent out a property. They take into consideration what is in most demand, and buy accordingly. Usually 1 or 2 bedroom condos are easiest to rent out. Most owners who buy 3BR+ properties buy it for themselves to live in. In this sense, there are not that many 3+ bedroom rentals available. Also, most people who live in Arlington want the convenience of the Orange line. Because of this, buildings in the immediate metro area are all high rise buildings, which usually don't hold many 3 + bedroom units. Most rentals with numerous bedrooms will be further out from the metro, in a townhouse or an actual single family home. Because townhomes and single family homes have land, are taller, usually more spacious, these properties are very expensive, and in turn have a high rent price.

So, in short, if you think you are going to save money having 3 or 4 roommates in a rental close to the metro, think again. You will find your options are VERY limited, and although you will be looking at nice townhouses or penthouses (these usually have more bedrooms), you'll be paying a premium. If you're thinking about roommates, I would stick with 2 people at most. You'll be able to find many more options.

How old is your condominium building in Arlington, Virginia?

As potential buyers and renters are able to do more "homework," gaining access to more information on the Internet about specific condominium buildings, they should beware "false" information. One big factor for renters and buyers in a building is the age of the building. Many websites and MLS listings show the age of the development, taken directly off of tax records, and development records.

A new craze in the past few years is to convert apartment buildings to condominium buildings. This means that the buildings were originally built strictly for renting and then converted to a building strictly for buying. Apartment buildings and condominium buildings have different regulations on building construction, appliances, electric and plumbing. This conversion is mainly to meet the requirements of condominium building status.

One thing many don't know, is that once a building is converted to a condominium building, the building is considered a "new building." The age presented on MLS and websites will show the NEW age (the age when it was converted.) So, many of these converted buildings claim to be a newer building, but were really built many years before that. So, if the age of a building is important to you, make sure you get the REAL age. For example, two buildings in the Arlington area that are conversions are Eastview at Ballston, and Westview at Ballston.

Don't get me wrong, these buildings are terrific. They have converted the properties beautifully, with upgraded amenities, and upgraded modern decor. My main point is just be careful when reading the age of a building, because sometimes this age can be deceiving...

Best Georgetown views in Condominiums in Arlington, VA

When most people are looking for condominiums with views in Arlington Virginia, they assume the only nice view they can get is of the monuments. Oh how wrong they are! Although these monument views are stunning (but very difficult to come by), most people forget what is to the left of them, Georgetown. With it's low landscape, colorful houses, unique small shopping, these views are becoming just as desirable.

The two best buildings for a terrific Georgetown view is The Atrium Condominium and The Residences at Waterview. The Atrium Condominium building is located at 1530 Key Blvd, 2 blocks to the Rosslyn metro. Luckily, there is a community of townhomes directly in front of the building, buffering route 66. These townhouses are only 4 stories tall, so they do not obstruct any view, and give protection to the owners at the Atrium preventing any high-rises to be built in front, blocking their view. The Atrium was designed very well as a long building with an entire side facing Georgetown. This allowed the most amount of units to have this stunning view.

In addition to The Atrium, Residences at Waterview have the best view of Georgetown. Located a block from the Key Bridge at 1111 19th St. N, these condos sit right atop of the river, giving great close up views to the water, and Georgetown. In addition to the Georgetown views, this building is in the prime location, at the peak of Northern Arlington, which provides views of the monuments as well.

So this weekend in boycott of Valentines Day, a few girlfriends and I decided to take "girls weekend" to New York City. Being from North Carolina, I had never been to the "big city." As we got there, we were bombarded by taxis, people running into you on the streets, buildings so tall you can't see the next block 100 ft away from you...everything I could have imagined. Don't get me wrong, we had an amazing time going to shows, seeing old friends, and experiencing the amazing restaurants and night life, but how quickly it was that I missed Arlington, and the the smaller scale of a big city.

Some of the main things I missed:

1. Driving. I would never have even attempted to bring a car up there. Luckily in Arlington VA, there is a considerable amount of parking (although we always complain there isn't!)
2. Full stocked grocery stores. A few minute drive and you can be at Harris Teeter in Ballston with a full range of produce, and everything else you could never need. Every grocery store in NYC was tiny, with limited selection.
3. Nicer people. Arlington still holds somewhat of a "southern charm," with people saying please and thank you, instead of yelling at you to walk faster.
4. Terrific outdoor shops and restaurants. Arlington still has amazing restaurants everywhere you turn, and outdoor shopping that serves both purposes of shopping, and outdoors time.
5. The metro (which is a lot less confusing.) In Arlington we have only the Orange Metro line. Everything in Arlington that you would want to go to is in one location. Compared to NYC where the city spans miles and miles, you are only a few metro stops from anywhere you want to go, especially downtown DC.

In short, I loved visiting NYC for the weekend. But, I was quite excited to head back home to Arlington after my long trip. I realize we still get the lifestyle of the big city, without the hassle!

As we are all emerging from our snow hibernation and are feeling guilty for not changing out of sweat pants for 4 days straight, eating tubs of cookie dough, and not going to the gym, take a look at this article. How the Home Buying Process is Changing...

This is kind of tacking on to a previous blog I wrote about the new IPhone App allowing potential renters and buyers look at MLS listings from their phone...

Technology is really impacting the real estate market, making it a less stressful and time consuming process for buyers. Back in the "old days" a mere few years ago, buyers and agents would spend countless hours driving around to different properties without knowing anything about the inside. Times quickly changed allowing agents produce print outs of properties, giving dimensions, and some additional information on the property, to aid while looking. Now, that email has become common (and almost standard) agents are able to upload up to 30 pictures of a property into the MLS system, and email listings to potential buyers so they can see pictures of the inside, and know more details.

We are seeing this technological phenomenon become more common with higher end properties (just because the technology aspect is incurring an additional price). Agents are spending the extra "buck" to create virtual tours of their properties and posting them online. This allows potential buyers to really get a feel for the layout, dimensions, and condition of a property without even leaving the comfort of their own home. I can't tell you how many times I've had clients go into a house, stand there for 5 seconds and say "nope" just because there were no pictures or floorplans to show the buyer before looking at the property. Buyers will be able to do extensive research before looking at properties, and minimize wasted time looking at properties.

Also, additional tools like google maps have really helped potential buyers, especially those relocated to an unfamiliar area. These features allow them to see exactly where they are located within a city or neighborhood, and even have actual footage of the street, lot, and neighborhood.

Since properties are at a premium in Arlington, VA, I can only assume these "premium" features will become common in the sales of high rise condos in the area.

The Atrium Condominium

The well known Atrium Condominium located on 1530 Key Blvd. in Rosslyn is a building in high demand although it is over 20 years old. Here are a few reasons why people specifically request the building when renting and buying:

1. Location. The building is located 2 blocks to the Rosslyn metro which has access to the Blue and Orange line. Having both of these options to get into DC are ideal for the morning commute, or venturing into the city go out out.

2. The building itself. Although somewhat older, this building was built more soundly than half of the newer buildings in Arlington. Many new buildings have noise problems, structural problems, but not the Atrium.

3. Super market accessibility. A safeway super market is right across the street, an easy stroll to go shopping for the week or when you need that one ingredient you forgot to get. The next closest super market is all the way in Ballston, so having one in your backyard is quite convenient.

4. The amenities. The building has an amazing outdoor pool, grilling area, party room, fitness center, in house dry cleaners, and 2 concierges at the front desk at all times.

5. Georgetown. The Atrium Condominium is a mere 3 blocks to the Key Bridge. The perfect location to walk over to Georgetown!

6. The view. If you are on the front of the building on the 4 floor or above, you have spectacular views of Georgetown. Although you might pay a premium to have these views...the price is definitely worth it.

As the next "blizzard of the century" is supposed to hit the Arlington/DC area, now is a good time to think of what you want around your rental. When looking for a rental condominium in Northern Arlington, most people want to be convenient to the metro, shops, restaurants etc. These conveniences are the reason they pay a premium. So, as people are rushing to the super markets, freaking out about not being able to move, here are some convenient staples in the area that might make a difference when you are looking for a rental....

The entire Rosslyn-Ballston Corridor: Since all the metro lines are underground at this point in Virginia, your metro will still be running. If you want to venture out in the snow, you have the option of taking the metro along the Orange line, and into the city. Once you go to East Falls Church, and places in Alexandria or on the blue line where parts of the metro are above ground, when it is snowing...the metro's won't be running, and you won't be going anywhere.

Rosslyn, Arlington: Safeway grocery store located 1 block to the Rosslyn metro. A quick walk to the grocery store is always convenient. The main condominium buildings in Rosslyn are the Atrium Condominium, The Residences at Waterview, and the Belvedere Condominium.

Courthouse: CVS, movie theater, coffee shops, Fitness First Gym, small dining. Sometimes in the snow you just need to get out to keep from going crazy. The buildings in this area that have this convenience is the Odyssey Condominium, Colonial Village, Courthouse Hill Condominium, The Williamsburg Condominium, and The Charleston Condominium just to name a few.

Clarendon: CVS, restaurants, Golds Gym. The buildings in this area are Clarendon 1021, Station Square Condominium, Phoenix Condominium.

Ballston: Harris Teeter, Ballston Commons Mall. Having a fully stocked grocery store and a mall are quite convenient when you need to stock up on groceries, or when you just want to stretch your legs walking around the mall. Lexington Square Condominium, Ballston 880 Condominium, The Hawthorn Condominium, Continental at Ballston Condominium, Alta Vista Condominium get these perks.

Don't overlook older buildings when looking for condominium rentals...

Most people want the new, fresh, updated rentals (I mean, who wouldn't?) Because of this, they assume only the brand new buildings have these types of condominium units. But, don't overlook the older buildings just because of their age. As times, styles, and preferences change, many owners will update their properties to fit the new needs. Because each of the units are individually owned, the owners have more of an incentive to upgrade and renovate their units using the best materials, best design, and also bring their unique preference and personality when picking upgrades. Since it's their investment, owners are more likely to put in high quality appliances when upgrading to insure high quality in their investment, knowing a few years down the road the appliances will still be working, where as some apartment buildings will do the quick fix and put in cheap replacements. Also, in terms of carpet, fixtures, etc. owners are much more likely to put in high quality replacements since in the long run it will benefit their investment.

So, when looking, don't pass over older buildings like the Atrium and the Belvedere just because of their age. These units are worth a lot, so owners have a large incentive to update with the best granite, kitchen appliances, flooring, and upgrades.

With hard economic times, the number of foreclosures have increased dramatically. Foreclosures involve a much more extensive purchasing process, and with the increase of foreclosures, this process is taking even longer. Condo Fees vs. Co-Op fees

When looking to buy in both Virginia and DC, make sure to take a closer look in the condominium fees or co-op fees. Most buildings in Virginia are condominium buildings vs owned by a co-op, so most fees will be condo fees, so buyers will rarely notice a difference when looking building to building. But, in DC, many buildings are owned by a co-op which includes a co-op fee instead of a condo fee. When comparing these two fees, keep in mind that co-op fees usually include real estate taxes. These real estate taxes are usually tax deductible, so much of the co-op fee is deductible. When buying in a condominium, owners pay their real estate taxes separately, which is then potentially tax deductible.

So, my main point is...when you're looking in both DC and VA, don't get scared if you see dramatically different fees. Just remember what they all include!

Courthouse Hill Condominium in Arlington VA

I have recently been getting numerous emails about renters and buyers wanting to know the availability of properties in COURTHOUSE HILL CONDOMINIUM located in Arlington, Virginia. Located 2 blocks from the Courthouse metro, this property is in a terrific location, a quick stroll to the Courthouse movie theater, restaurants, and shopping. The Residences at Liberty Center in Ballston

Sunday I went to The Residences at Liberty Center located in the heart of Ballston with one of my clients. The property has been for sale for about 2 years now, and the developer is now trying to get rid of their last handful of units. A great thing about this building is that it is a smaller development, with a wide range of floorplans, each quite unique. None of the units were cookie cutter simple floorplans. One floorplan really stood out to me. It was a corner 2 bedroom unit with 1183 sq.ft. overlooking an intersection, which gives you elongated views of both streets. Although that sounds somewhat of a boring view, there are no buildings directly in front of you, which allows immense sunlight into the unit. The corner features floor to ceiling windows on the two walls, which highlights the tall 9ft ceilings, and brings in a lot of sunlight. Also, the curved foyer gives the unit a modern architectural aspect.

When looking for condominiums in Northern Arlington, don't just look for what is available on MLS. There is usually more out there! Firstly, many new buildings do not put their properties on MLS just because they know that people/agents will come to them to see all of the available units. When new developments first start selling, the demand and turnover is so high that there is no need to put listings into MLS. Secondly, as new buildings are coming up left and right, not all buildings are completely selling out initially. Some developers will hold onto the remaining properties, waiting to put them on MLS. Even if the development is 1 or 2 years old, there is a good chance there are a few units left. Once only a handful are left, prices are slashed to "get rid" of the remaining condominiums, and deals are to be made.

It is important when trying to buy a condominium in Northern Arlington to use a Realtor who is very familiar with the area. This way the agent will know all the behind the scenes work and availability of each building instead of an agent who merely runs an MLS search. The asking price is not always the final price...even for rentals!

Of course when people put their home on the market for sale, they usually make the listing price higher than what they expect to get. This gives them some room for negotiation, and even cross their fingers for the chance that someone is willing to pay more than they expected. Surprisingly, the same goes for rentals.

Down in North Carolina, rental prices are in line with the saying..."what you see is what you get." Prices of rentals hold true to their asking price, and usually there is not much negotiation room. Very different story in Northern Arlington. Some owners ask a higher price than what it is "worth," or what similar properties have rented for in that building. There are some reasons for that. Firstly, someone might actually bite. If someone loves condominium, they might be willing to pay a little more than normal to secure it. Another reason owners might up the price is if there are no comparables. Especially in Northern Arlington, many renters know EXACTLY which building they want to be in. They request Realtors who know the ins and outs of a specific building to find options solely in one building. If there are no other comparable condominiums for rent, the owner holds a monopoly, and can ask a higher price. Also, if an owner knows ahead of time that the current tenant is leaving and has a gap before he/she needs to fill the condominium, they can afford to put a higher price, and then decrease price if need be.

With this being said, don't overlook properties that are slightly out of your price range. I'm not saying if your budget is $1800 look at places for $2500, but extend your price bracket up initially. When I run searches for clients I usually add $100 to their upper budget. So, in short...if you're looking for a rental, know that SOMETIMES (don't quote me assuming every condominium is the same) can be negotiated down.

Odyssey Condominium Building Getting a New Addition...

One terrific thing about many high-rise Condominium buildings in Arlington is their convenience to shops, restaurants, metro stops, and nightlife. Many of these buildings are mixed use, with shops and restaurants on the ground level. The famous Odyssey Condominium located at 2001 15th St. N in Alrington VA (Courthouse) which was once home to Yaku restaurant, now has a new feature restaurant at the foot of the building.

Complete remodeling is currently underway for what is to be a hip sushi sports bar. With high ceilings, outdoor seating, and prime location, this restaurant is something to look out for with its projected opening in the following weeks.

Condominium rentals differ from Apartment building rentals in the sense that Apartment buildings have a large amount of units, which are regularly turning over. Condominium rental units are individually owned, so owners only know their property will be on the market when their previous tenant gives notice. With that being said, the time frame of when to start looking for a rental varies from Condominium buildings and Apartment buildings.

When working with a Realtor, the best time frame to start looking is about a month before you want to move. Properties usually come on the market right before it will be come vacant, and the owner will want to fill the property as quickly as possible. If you start looking months in advance, what you see now will be gone by the time your desired move in date. Go ahead and do some research on the buildings and area, but don't start looking at exact units to rent until it's almost time to move. In Arlington, especially in the Rosslyn through Ballston corridor, rentals go VERY quickly, and wont sit for long. Because of this, owners are sometimes inclined to turn down applications of the start date is too far out (especially if the property is sitting vacant), just because they know there will be other bites, and usually for a sooner start date.
