Tip to other agents...

This past week a handful of my clients wanted to see a specific property (I won't go into detail, but it was in a very desired and easily rentable building). The tenant required they be there, which limited time and convenience, and the listing agent was not much help at all. In short, after trying to show it twice and not being able to, my client crossed it off his list, and I excluded it from all other lists I sent to other clients.

One thing to keep in mind is that if the tenant is helpful in the re rental process, ie allowing showings, there is a much better chance to only have it shown a few times, and have someone rent it and the annoyance of showing and calling about showing the property will be eliminated. So, tenants...work with your realtors. It makes the process go much smoothly. And realtors, really push for an easy showing experience, or agents will refuse to show certain properties!

Rental Lengths

How long are you wanting to rent in the Arlington, VA area? Here is a tip when trying to find a good rental property...

If you are wanting to stay a year+, I would recommend renting from a condominium owner. The condos are more unique compared to the cookie cutter apartment buildings, and usually has higher grade appliances and upgrades throughout. Most condominium buildings in the area require a minimum of a 1 year lease, so if you are looking for anything less, don't even bother (most don't let subletting either!)

If you are looking for a short term lease (maybe 3-6 months), apartment buildings are the way to go. They allow all lengths of leases, usually increasing the price, the shorter the lease is. These buildings usually also have more furnished options. This furniture is usually more standard furniture compared to a furnished condo which might have the owner's own taste represented through their decorations and furniture style.

Closing at the Monroe Condominium

Yesterday afternoon I helped a wonderful couple close on their fabulous 2BR/2.5BA condo in the Monroe Condominium located 2 blocks from the Virginia Square Metro in Arlington,VA. We used a VA loan (yes this building is VA and FHA approved), and everything went quite smoothly. The building and management is terrific. Joe the building manager was very helpful answering a handful of questions regarding the condo docs and telling us everything we wanted to know about the building. Their condo also came with a VERY large storage space, which is unique to the Arlington area.
