Love tennis? Want the ability to play whenever you'd like? Due to the lack of space in Northern Arlington, very few high rise condominiums have tennis courts as an amenity. Below is a list of a few that do:

1. Atrium Condominium: Rosslyn, Arlington located at 1530 Key Blvd. This building has a well kept tennis court separate from the building, which allows privacy.

2. Belvedere Condominium: Rosslyn Arlington. Located at 1600 N Oak St. This building has a tennis court, but somewhat closer to the actual building.

3. Astoria Condominium: Courthouse, Arlington. Located at 2100 Lee Hwy. This building has great tennis courts located on an elevated plain, a good distance from the actual main building.

Looking for the best gyms in a Condominium in the Northern Arlington area?

Amenities are just as important as the actual condo when deciding where to buy and rent. Your condo fees contribute to the upkeep and functionality of these amenities, so you better like what you're paying for. Below is a list of some of the best gym located in condo buildings in my opinion...

1. Watervew Condominium-No one is ever there. The gym itself has changing/shower rooms, so you don't have to walk through the building in gym close or post work out if you don't want to.

2. Odyssey Condominium-There is an extensive fitness center there overlooking Arlington. With that view, it's like you're working out outside!

3. Continental at Ballston Condominium- This gym also is VERY extensive, with terrific views of Arlington.

4. Clarendon 1021- Although on the basement level, this gym has a great red and black color scheme that gets you energized for working out. They also just installed a handful of more flat screen TVs that you can enjoy while working out.

5. Atrium Condominium- Although this building is much older than the others (built in the 80's) the gym itself has a great mix of cardio and weight machines. Also, clearly inspired by the 80's has a MASSIVE jacuzzi with tinted windows in the gym for you to relax in after your workout.

Home Inspections in Arlington, VA

Hiring a good home inspector is just as important as hiring a good realtor when it comes to buying a house/condo. Home inspections help find any underlying problems with the property, big or small, and give you an idea of the overall condition of the property you wish to buy.

One thing you want to look for is someone with a lot of expertise, and knows the area well. Since high rise condos are so unique in the sense that each building differs, it's not just the actual condo but the entire building that impacts your purchase, you want to find a home inspector that knows the buildings well.

Regarding high rise condominiums in the Rosslyn through Ballston Corridor in Arlington, VA I recommend Tom Bowie with General Home Inspection Co. as a Home Inspector. He has done a handful of my home inspections, and has been terrific. He is great with the buyers, because he goes into great detail about what he is doing, why he is doing it, and what he is looking for throughout the inspection.

Atrium Condominium Open House Success!

Yesterday I did an open house for a terrific 1BR/1BA corner condo at the famous Atrium Condominium located at 1530 Key Blvd. in Rosslyn. Although it started off kind of slow because of the weather, it quickly picked up with prospective buyers, and neighbors wanting to see what the current owner had done with the place/see what the market prices are for condos in their building.

Now that the weather is getting nicer....

Now that the cold weather and snow storms are long gone, everyone is trying to enjoy the great outdoors. Why not enjoy them from a stunning rooftop patio on your condominium? The best rooftop observation deck for any building has to be the Residences at Waterview, located at 1111 19th St. N in Rosslyn, Arlington. This 31st floor rooftop is right on the waters edge, and overlooks downtown DC. Enjoy it during the day soaking up the sun, or at night, looking at the lit up monuments and DC buildings. The grilling area and seating makes this rooftop ideal for a relaxing evening, or throwing a party with the best view in VA!

Ah the joys of short sales...

Although foreclosures and short sales seem like a terrific idea, think again. Yes, you may have the opportunity to get a "deal" on a place, but at what "price?" Most normal sales contracts begin and close on average in about 2 months. Short sales and foreclosures are a completely different animal. For example, I am currently working with a long term client on a short sale. We began looking in late December, and then found his dream house in the second week of February. We quickly jumped on the short sale opportunity, putting together a terrific offer, with limited contingencies, and a closing within 30 days. We are still waiting to hear back. Because the property is contingent on a third party approval (IE the bank), we are just sitting here patiently waiting to hear back. It has been about 2 months already, and I have already informed him to start looking for other properties, or be patient knowing this simple "OK" from the bank may drag on another 6 months.

So, if you have time to wait, go for short sales. But, if you are one of those people that likes getting things done efficiently and need something soon...my best advice is stay away from short sales.

One building I am surprised doesn't have as much hype as it should is the Monroe located 1 block away from the Virginia Square metro stop, in Northern Arlington. This boutique buildings is only 10 floors, and have a limited amount of condos, compared to an over sized high rise. The building is only 4 years old, but looks brand new. The developers did a very good job building a very structurally sound building. The condos themselves are in terrific condition, almost brand new. The building is conveniently located in the up and coming Virginia Square metro stop, located right next to a park with baseball and basketball fields, tennis courts, and terrific outdoor area.

Not many people know this building even exists, but once it's name starts getting out there, I guarantee you this is going to be a very demanded building...
